Preparation for Management Occupancy Review (MOR)
How close is your next MOR? Are your files and documents ready to
successfully undergo the audit? If you have concerns about you upcoming
MOR, this may be a great option for you. Our specialists will review your
files and prepare them for your upcoming audit and identify areas to direct
your attention to. We will concentrate on the areas most likely to be
audited and provide you with constant feedback to ensure that we are as
efficient and effective as possible.
Pre-MOR Property Inspection
Conducting an inspection of the property is crucial to having a successful
audit. Any citations adversely affect your MOR score and can be used to
withhold subsidy payments. We will eliminate any potential problems before
you are cited.

Response to MOR
If you have been recently audited, our specialists will respond to the
report and continue with the responses until all findings have been closed.
Occupancy Specialist
  Many Owners do not have the time or resources necessary to ensure
that their project(s) are compliant at all times. Fortunately, we have a
permanent solution. Our consultants will develop and maintain the
company’s files and all Section 8 related documents (e.g.; waiting list,
AFHMP, rent schedules, HUD-50059, etc.) as well as responding to all
reports issued by auditing agencies until all findings have been closed.
This service may also be contracted for single or multiple years.
Rent Increase Proposals
As an owner, you may want to increase your revenue by requesting
a rent increase, be it a Mark-Up-To-Market, Budget Based, or an OCAF
Adjustment. We have the knowledge and experience to prepare and
submit all of the required documents. Should you not qualify for a
particular program, we will review your contracts and property
composition to provide you with alternatives.

Your current software company may not be providing you with the
